一丶美国买房之前要做的准备


现金买主需要准备的文件：

1．有效的护照和签证

2．准备好购房资金证明（国内银行中英文版的存款证明）

3．在美国当地银行开设的帐号和存款证明

如果你想用现金购房，准备以上三项就可以了。


贷款买主需要准备的文件：

1．有效的护照和签证

2．工作证明丶工作收入（单位或街道开具证明，交由公证公司翻译）

3．自付款部份的资金证明（中英文版的银行存款证明）

4．在美国当地银行开设的帐号和存款证明

美国购房必须本人到场参与吗？

现在大约有一半的银行接受这种网上签字的方法，只要有Email的地方，都可以签字，无论你在世界的哪一个地方，都可以完成在美国买房的过程，理论上不必亲自到美国就可以买房。但是在看房丶选房的过程中，买主如果能亲自选择是最好的。

如果买家不到现场，也可以通过以下方式也可以不到现场就可以买房

1．买房人委托当地朋友看房，他从朋友给他的资讯丶图片等资料中作出判断，选定房子；选定房屋后，后续的其他的过程可以委托给经纪公司完成；

2．买家委托经纪公司，由委托公司执行购房全过程。所有与购房相关的文件由经纪人协助，通过网上签字的方式或用快递的方式邮寄到中国由买家签字。


二丶外国人全款买美国房产流程和手续

在美国现金购房会比较快，手续快至14天-30就完成。

在美国买房子都是步步按照法律程序的，而且当中的定金以及购房的金额都是付给第三方存管的ESCROW，所以不用担心被骗的问题。另外，在美国买家是不用付经纪人佣金的，所有经纪费用由卖家来承担。

全款购房分为8个步骤，具体情况如下：

1.初步会面

a. 选定买方经纪人

b. 决定购买房子的区域及条件

c. 选定贷款公司

2.寻找理想的房屋

请经纪人挑选上市屋资料

3.找到合适的房屋

a. 挑选出喜欢的房子,经纪人帮助估价, 买主决定出价金额

b. 经纪人解说购房合约并帮助填写并完善条款内容

c. 发出合约书同时,附上订金支票(一般订金约为出价金额的2-3%)

d. 卖主对不同意事项可给回价书，买主可选择接受，或再回价

a. 双方达成协议后，即由第三方公正公司进行买卖过户手续

b. 订金送交公正公司

c. 签署过户正式文件及有关房屋各项报告

5.“房屋检查保护期”完成事项

a. 房检有效期内，由专业检查员检定全屋的各项状况，经纪人协助提出修理各项缺失的请求

b. 买主审查及签署如“卖主屋况表”,”房屋周边环境”等各项报告。

c.准备好火险保险报价

6.完成过户公证手续
